Design Review Board requests substantial revisions for Point Project development

HULL — Design Review Board presses developer on Point Project code and public access. The board requested substantial revisions to the residential development at 845 Nantasket Avenue, including detailed code analysis on how nine buildings are classified as a single structure under Massachusetts Building Code Section 3104.2, clarification of parcel layout, and improved architectural detailing on roof forms, window trim, and HVAC screening. Major concerns focused on Chapter 91 waterfront compliance, enforcement of public access easements, parking regulations, and long-term maintenance liability related to the proposed marina and dock.

The committee agreed to prepare consolidated recommendations to the Planning Board, Zoning Board of Appeals, and Conservation Commission addressing code compliance, public access, traffic and parking, and application notification procedures.
