Hull Deed Data Shows Steady Volume, Sparse Pricing And A Wave Of Family Trust Transfers

Eleven property deeds were recorded in Hull from July 10 to Aug. 8, but only three disclosed a sale price: $375, $785 and $850, for a median of $785. The period's top disclosed sale was 26 Manomet Ave. at $850, bought by Timothy and Christina Marshall from David and Amber Clarke. Seven of the 11 deeds, most without disclosed prices, moved property from individual owners into trusts carrying the same family name, including two each on Manomet and Atlantic avenues. One deed, a receiver's sale to ARC DC LLC, was the period's only corporate buyer. Limited price disclosure constrains any broader read on market tone this month.
