HULL — Planning Board delays Master Plan coordination with regional council to sharpen Flexible Plan Development Overlay before Town Meeting. Director of Community Development and Planning Chris Dilorio refined special permit language based on member feedback, incorporating changes to single-family unit allowances, open space standards, footprint restrictions, and design terminology. The board unanimously reduced the development amenity bonus from five extra units to three and agreed the Planning Board must approve phased construction timelines.

Members deferred environmental amenity discussion and asked Dilorio to integrate additional language addressing parking flexibility and "upland" open space definitions.
