Planning Board revises Flexible Plan overlay language, cuts amenity bonus

Hull Planning Board refined its Flexible Plan Development Overlay, reducing the amenity bonus from 5 to 3 units. During its January 21 working session, the board directed Planning and Community Development Director Chris DiIorio to revise the overlay language to add single family units, clarify that open space cannot include water, and change "commercial density" to "mixed use." Members agreed the board should approve phasing plans for large developments to manage construction impacts. The revised Flexible Plan is expected to return to the board before presentation to town meeting, with the board also rescheduling meetings to allow time for review of proposals from the Zoning Bylaw Committee.
