Zoning Bylaw Committee defers NBOD review, advances front setback waiver

HULL — Zoning Bylaw Committee deferred formal Nantasket Beach Overlay District review, citing lack of advance circulation of Planning Board feedback and marked-up notes received the morning of the meeting. Chair Bartley Kelly and four members attended; two were absent. In a separate vote, the committee recommended retaining the existing front yard setback waiver language allowing the Building Commissioner to waive setback requirements to match nearby structures within 200 linear feet, dismissing a proposal to adopt a formula-based approach; the motion passed 4-1 with Parsons and Kelly as mover and seconder.

Members agreed in principle to add Wind Velocity analysis language to shadow and protection standards, with draft text to follow. The committee meets next on February 26.
