Planning Board · Meeting of August 26, 2026

Hull's Planning Board denied a bid to allow short-term rentals at 120 Nantasket Avenue and clashed over Master Plan funding. The board voted 4-2 to deny owner Jonathan Leavitt's request to drop a 30-day rental minimum from the condo documents, after first voting 2-4 against calling it a "major modification." Separately, members voted 5-1 to send a subcommittee's critical comments on MAPC's $90,000 Phase I Master Plan report to the regional agency, the public and the dormant Steering Committee. Vice Chair Abby Klieman said she was "really disappointed" to learn the town may be effectively locked into using MAPC for Phase II, after Town Manager Jennifer Constable said switching consultants could cost an additional $70,000 to $130,000 that hasn't been budgeted.

Member Lisa French said of MAPC's work, "They did not do good work, and I'm sorry that the town has spent so much money on that work." The funding dispute was tabled to Sept. 9.
