A Street Sale At $1.65 Million Tops Hull's June Deed Filings

HULL -- Eleven property transfers were recorded in Hull between June 19 and July 18, including a $1,650,000 sale on A Street that topped the month and eight transactions with prices currently on file at the Plymouth County Registry of Deeds.

MARKET OVERVIEW The registry recorded 11 property transfers in Hull during the period, three of which were nominal-consideration transfers rather than market sales. Among the eight transactions with a recorded sale price, prices ranged from $120,000 to $1,650,000, with a median sale price of $712,500. Three more transactions from the period have not yet had a price appear in registry data; that is common and typically reflects a short reporting lag rather than any withholding of information. Based on raw count alone, 11 recorded transfers in a month is a moderate volume for Hull.

TOP SALES The highest-priced sale was 55 A St., which sold for $1,650,000 on June 26. The sellers were Mark Tuchmann and Megan Tuchmann; the buyers were Timothy Rodenberger and Diana L. Rodenberger. Bed, bath and square footage figures were not available from deed records.

62 C St. sold for $885,000 on June 29. The seller was listed as Lisa S. Hurwitz, trustee, and the C Street Trust; the buyers were Michael Spofford and Diane Spofford.

107 Newport Road sold for $820,000 on June 23. The seller was Ann Barbara Corcoran; the buyer was Thomas F. Goggin, trustee of the Thomas Francis Goggin Revocable Trust.

580 Nantasket Ave. sold for $715,000 on June 22. The seller was Andrea Vanlierop; the buyer was Jennifer Culbert.

10 W St. sold for $710,000 on June 29. The sellers were William Leonard, trustee, and Amy Leonard, trustee; the buyers were Christopher Ritter Higgins and Lauren Higgins.

NEIGHBORHOOD BREAKDOWN No street had more than one priced sale during the period; transactions were spread across A, C, W, Russell, Newport, Hampton and Nantasket streets, plus Main Street. Grouped by price tier, two sales fell under $500,000: 15 Russell St. at $485,000 and 6 Main St. at $120,000. Five sales fell in the $500,000-to-$1 million range: 10 W St. ($710,000), 62 C St. ($885,000), 107 Newport Road ($820,000), 137 Hampton Circle ($535,000) and 580 Nantasket Ave. ($715,000). One sale, 55 A St. at $1,650,000, exceeded $1 million.

MARKET NOTES Deed records do not specify property type for any of the 11 transfers, so no single-family, condominium or multi-family breakdown can be reported. Several transfers in the period involved trusts on either the seller or buyer side, including 62 C St. (seller C Street Trust), 10 W St. (sellers William and Amy Leonard, trustees) and 107 Newport Road (buyer Thomas F. Goggin, trustee of his own revocable trust). Three additional transfers, at an address recorded only as "Hull, MA," 45 O St. and 29 Wyola Road, were nominal-consideration transfers rather than sales; in each case the grantor and grantee names indicate a transfer into a revocable or living trust bearing the same individual's name.
