Hull Home Sale Prices Range From $485,000 To $1.65 Million In June

HULL -- A single-family property on A Street sold for $1.65 million in late June, the highest recorded price among seven property transfers logged in Hull over the past month, as the local market saw a mix of market-rate sales and same-owner trust transfers.

MARKET OVERVIEW Seven property transfers were recorded in Hull between June 26 and July 25. Five carried a recorded sale price, ranging from $485,000 to $1,650,000, with a median sale price of $815,000. The remaining two transfers were recorded at nominal consideration and are not counted as sales. Five sales in a month is a modest but measurable level of activity based on the raw count alone.

TOP SALES The highest-priced sale was 55 A St, which sold for $1,650,000 on June 26. Mark and Megan Tuchmann sold the property to Timothy and Diana L. Rodenberger. Bed, bath and square footage figures were not available in the deed record.

At 62 C St, the property sold for $885,000 on June 29. Lisa S. Hurwitz, trustee, and C Street Trust sold to Michael and Diane Spofford.

At 6 Old Colony Rd, the sale price was $815,000, recorded June 30. Michael E. and Pamela S. Marlowe, as trustees, sold to Linda J. Francis.

At 10 W St, the property sold for $710,000 on June 29. William and Amy Leonard, as trustees, sold to Christopher Ritter Higgins and Lauren Higgins.

At 15 Russell St, the sale price was $485,000, recorded June 26. The seller was listed as United States Bank Trust N.A., trustee, and Master Participation Trust, by attorney; the buyers were Lynn Lawry and Andrew Mark Beard.

NEIGHBORHOOD BREAKDOWN No street had more than one recorded sale this period; transactions were spread across Old Colony Road, C Street, W Street, A Street and Russell Street. By price tier: one sale fell under $500,000 (15 Russell St, $485,000); three sales fell in the $500,000-to-$1-million range (6 Old Colony Rd, 62 C St and 10 W St); and one sale exceeded $1 million (55 A St, $1,650,000).
